That being said, I know Jordan well and while he wouldn't brag I can tell you he is an expert at scaring up off-market stuff, so you should definitely connect with him.Here are my thoughts on your criteria: B- area or better: No problem there are lot's of B- or better areas with duplexes. 

We are also considering maybe doing a 2bed 2 bath condo more downtown where it may be easier to rent out, but there is HOA fee with that. 

Specifically I am looking at condos in the Waterville Valley / Campton area of the White Mountains, NH.

I would understand and offer an early termination clause if this was a yuppie area condo, university type apartment, or really any rental $2000 and under.

My husband and I bought our first multi at 29, but only after we had bought and sold a condo before then.

I sold a duplex to a lower bidder simply because they didn't have an inspection clause.

I own a duplex that I mistakenly bought outright.

I have a friend who owns a condo outright.

If you want to rent the condo my advice is just do it yourself.

For example, I looked at 2 duplexes on the same street.
