Main take away: Extremely attractive financing terms we have never seen before, higher than average rental demand for SFRs & transition of funds from stock market to safer assets like RE that will drive appreciation over time makes this a very opportunistic time to purchase stabilized SFRs. 

I found a house by driving through the neighborhood.

It is 20 minutes drive to Greenville, NC and 14 minutes from Winterville, NC. 

Clearly there are tasks that we’ll all need to complete, and a new type of focus we’ll all need to find, while we look to continue to drive the health of ourselves and our businesses.

Most of the tennant’s live paycheck to paycheck, drive decent cars but nothing suspiciously nice where you are going to expect repossessions, and work steady jobs.

There's little to no money involved (though I recommend getting a second number through something like Google Voice or GoDaddy Smartline - there are others) but you have to be willing to make call after call after call after call and being harshly rejected (to say the least) on many of those calls.Door knocking is even cheaper, except that maybe you're doing more driving.
