Where I live now, in central TX, many lower priced homes have just window units, especially if they're on heavily treed lots, or close to one of the lakes.

An agent relies heavily on MLS to source their deals, and want their commission (which means you'll pay at least 3%, if not yet listed or 6% if already listed and with a seller agent), and their deals will most likely be closer to full retail than investment grade.

For my residential property, I am taking care of deferred maintenance now while the money is still coming in, then plan on switching to LTR as the need arises if business drops off.While residential real estate has become heavily securitized over the past 10 years, I still see it as a commodity (at least in my market which has very little class A, and mostly class C with plenty of B).

While you know your deal is good if you're cash-flowing from day one even if 100% financed, you do not want to be so heavily leveraged either.I would vote for a mix of flipping and BRRR.

I think the ins and outs of the loan are all heavily influenced by your particular 401k account rules, but if it is administered through one of the larger 401k administrators then it should be a relative breeze for you from what I understand.

But I also recommend talking to two Realtors about selling, and they should heavily discount their side of the listing fee if you're going to have them help you buy the next home.
