Also, the listing is incredibly vague, just that it's a duplex and garage apt, and they are all 2/1's.

A far more likely scenario is that it's hung up in some lender's foreclosure backlog (or some court's probate proceedings) and will eventually hit the market as an REO or probate listing. 

Instead it is listed as personal property and may have an owner completely different than the owner of the land.

So, in a lease/agreement you would list that renters must have renters insurance, but it's really up to their discretion to actually get it?

Can a realtor or realtors send me some MLS listing of properties that are available?

Being upfront, honestly, and clear communication is definitely at the top of the list.

I liked it for a quick estimate, but I prefer using current listings, that way I can see the condition of the rental compared to mine.
