@Robert Tinker I have found that I have 3 main target customers:1. people moving here looking to purchase a home or currently building a home2. people that are traveling while WFH aka digital nomads3. people moving here temporarily for work (traveling nurses, business travelers, etc.)My property is on Furnished Finders and Airbnb but all my bookings have come from Airbnb.

You just need to be in a trade or business to start writing off items.For proper record keeping, I suggest the following steps1) Save receipts to a digital space(Dropbox, Google drive, Apple drive, etc)2) Proper record keeping in an accounting software(Quickbooks, Stessa, Xero or Excel).3) Properly show expenses on proper forms in tax return.

You/your VAs may only have 1 shot at it so I'd recommend cold callers engage in role-play sessions regularly to practice objections and aim to boost conversion rates each month.All forms of prospecting (mail, email, call) should have the same call-to-action (i.e. website visit, meeting/phone call scheduling link, etc.).All the best to you on your journey!
