If the seller needs to list on the MLS and a realtor gets involved, the deal is open to any investor.

@Sam Shueh - I didn't read the docket but if 2 different sales persons were involved, even under the same broker, isn't this a designated agency, not a dual agency?  

I know there are other factors involved besides for the numbers such as location and where you think that market is headed in the future however, from a numbers and financial statement standpoint alone, how does one come up with a offer price?

Richard Burke I have to agree with Wes Brand I have a property where the HOA allows is very restrictive on the exterior and they take fees when anyone buys and sells but they allow rentals and don't get involved with the specifics of my rental agreements.

No matter the avenue, successful real estate investing involves a tremendous amount of time and effort.  

Some involve no management responsibilities at all if that's something you're interested in.
