You also need an above ground room dedicated to your mechanical like furnace, water heater, main water, filter system, ect, so you lose usable sqft in the main house.I did a flip that was on a slab, and it's the last one I'll ever do unless the deal is a home run.

If you go the window unit route, make sure they are 120V units, as 240V unit needs a special receptacle and dedicated higher voltage circuit from the breaker box.

Amazon’s made a huge push into corporate hospitality over the last couple years and some of the custom workflows I’ve seen for creating guest FAQs that the devices can respond to without bugging me or requiring additional pages in a physical house manual are appealing, something like VCS or a custom-designed audio FAQ.
