Hi all,I was wondering if anybody can give me a qualified answer to the following:When searching on internet data bases- (for example Zillow, Trulia, Street Easy and others) their is usually a square footage given for the unit.The question is regarding co-ops or multi family units,- is this figure net or gross. ?

Owner financing is great in Florida due to Land Trusts, I just looked into a property in Wisconsin and was sad to find out that Land Trusts don't work in Wisconsin - I think you may want to talk to an attorney if using a Land Contract is the best way to owner finance as the deed doesn't actually get transferred until it is paid off.

Currently in process of closing on a year and half long short sale proceeding where assistance is needed in locating funding source to provide financials for 31 day period in between A --> B and thereafter --> C closing.Arms Length Affidavit permits for listing to be transferred prior to 30 days and need lien loan provided for duration of ALA.Any/All referrals will be very much appreciated

As long as the Title is officially transferred to your Name upon closing, the Regulators shouldn't be coming after you, even if you then sell it straight away [still not legal advice]...

My understanding is that you can't get conventional lending using an LLC, and you can try transferring title but then risk the bank calling the loan on the due-on-sale clause.
