They usually have their own in house PM and their business relies on repeat customers, so they are incentivized to make sure your investment is profitable.

So the landlord would like to know you just as if you were renting the home and did not own it.It's unfortunate that many landlords don't feel the need to treat their renters ,either pad only or home renters, like customers that they would like to keep as customers.

Most contractors don't get paid for the time we spend on meeting the customer and working up the quotes.

The trick is to call customer service and ask a human for the exact list that you want. 

The attorney will spend time creating a custom Operating Agreement (the company will only have one member) while the CPA will create one using a template.

The reason they say that is to widen the market to sell what they do.If you were told, just as an example,  that only people who have good credit, $50,000 in their pocket, who has two years of college or an education in business and has an IQ over 120, how many customers do you think they would have?

Reason: You want to give the best customer service experience, so your existing investors will (A) invest in your next deal and (B) save their money for your deals as opposed to other people's deals because you offer the best overall experience.
