So the most critical time frame is the first 45 days because after day 45 your list is set in stone and cannot be changed.If you're asking how long you have to hold onto a property before you sell it and do another 1031 exchange then I would tell you that there is no statutory holding period.  

But as someone who is planning to buy and hold, probably isn't as critical to renters unless they have kids themselves.Will - I like what you said about the potential for longer term renters if they have school age kids. 

I zipped right to the credit handout and I am a huge critic, lol, being in credit education makes me nerdy that way.

Most critically, not buying in a flood plain is a good idea.  

And seeing properties is critical because more repairs needed lead to more negotiations with the seller for a better deal.

As a worker becomes more skilled, their ability to pick up the pace increases too, as well as their critical thinking skills.
