No offense, but your soliloquy about the proposed tax plan is so off base I am supposing you never read it.

For example, if their income is low, they have poor credit, they have a criminal background, etc.  

A charging order to the most a successful plaintiff can get in Texas (unless criminal activity took place).

If you insist on doing pre-foreclosures, I know that in Washington State it is a Criminal Act to solicit, mail to or contact anybody who is in foreclosure, might be in foreclosure in the future or even thinks they might be in foreclosure in the future.

(No offense to any that are on this forum)All of the private lenders I've spoken to, as well as the several attorneys I've spoken too have all indicated to me that all the other rubbish isn't necessary. 

And the husband had some significant criminal issues in his 20’s and 30’s, 20 years ago now.

That is just the criminal penalty, then you could have civil liabilities on top of that.
