@Matthew Shay I would talk to a net lease broker about tenant and buyer demand.You can develop the site with utilities, but the structure would differ based on the tenant.PM me if you'd like an intro to a couple good net lease brokers.

I have listened to the podcast on and off for the last couple years and have been interested in real estate but for the past 3 years was working on an internet startup. 

That was a couple of years ago and depending on the amount they may utilize tax assessment instead of appraisal.

There will be a little bit of touch up work needed to cover and repaint nail holes in the walls (she did the place out really nicely but there are a lot of pictures and decor up on the walls)  Other than that there is no damage that I saw when I had to go in a couple of weeks ago to repair a leaky toilet valve.My question is this. 

I  purchased my first single family, buy and hold rental a couple of months ago.   

I know it's only about 6% ROI at this rental rate, but if trends continue, I should be able to charge upwards of $2k per unit in a couple years. 

Purchased couple of duplexes at end of 2017 but havent been able to find anything with 20% ROI (10-15 net ROI) since.

Over the past couple months I've gone from having a passing interest in RE to a strong aspiration for achieving financial independence through buy-and-hold investing.

I'm assuming that I should use the time between ratification (fingers crossed) and settlement to line up contractors (have 1 that walked the property with me, but would like to get a couple more).
