That location is super convenient.

I am leaning more towards industrial (crazy growth here for warehouses) and retail, as well as multi family.

I lean toward holding on to properties because there are a lot of hidden costs with selling a property as well, and it's very labor intensive.

And you're teaching your tenant that they can negotiate changes any time it is more convenient for them.What if your mortgage payment is due on the 5th but your tenant doesn't pay until the 15th?

I'm really leaning towards residential financing due to more favourable rates and a higher maximum LTV of 80%.As you can see, for all intents and purposes, it would be used as a residential triplex.

@Nathaniel Clark I've never personally met anyone that's done this but I would imagine that there is some lender out there that may entertain this if they are in 1st position on the lean.
