I don't have a builder that I would recommend, and I personally became frustrated enough with contractors that I started my own residential remodeling company.

So then I get a call from an electrical contractor stating that the unit next door is having some issues with their power and they have located that the problem is under my deck, and they will need to remove boards, dig it up, and do a repair.However, a couple of small twists in the story make me nervous.One is that apparently the homeowners are responsible for the maintenance of the power line from from the transformer, so it’s not the association with deeper pockets who is on the hook, its the nieghbor .

Would like referrals for contractors that BP members have used in the Austin area.  

I think I have at least learned the following from this experience:NEVER hire a contractor you have not used before to do more than one job.Baby sit everything a new contractor doesDouble check with the city to see if a permit was pulled and inspection completed on jobs like thisWhat else should I be learning from this?

I wa told that i should reach out to the local contractors , investors and real estate agents.I understand why i would need to do this...but i am quite puzzled as to what type of questions to ask so i can properly get an idea of what type of market it Id be dealing with if I decided to invested there. any ideas?

I never heard of a contractors warranty, is that an insurance policy or something you personally guaranteed?
