Good turnkey companies do this hundreds of times a year, (should) have in-house contractors that do the rehabs, have streamlined processes that result in consistent quality products and lower overheads per door (if you rehab a lot, you pay wholesale prices for things like toilets and flooring and HVACs), so it's easier for us to make money through forced appreciation because of economies of scale.So, if you want to put the work in and take on the risk, you could end up with a higher return doing something like a BRRRR at a distance - where basically you do what a turnkey company does, but then keep the house as a rental or sell it.

Unfortunately, I see too many people "decide" to get into note investing but they have no long-term marketing plan in place and don't really know where to look.Yes, to get the ball rolling more quickly, you can immediately network with some investors who sell one-offs, which can be good deals with reasonably good returns; but to get great returns and a consistent stream of deals, you need to have a long-term marketing plan.Usually, new people do not want to hear this.

It would produce about $593  in net monthly cash flow, I would not have to put too much work into it, and since it is walking distance from a University it would consistently remain rented (I see this as the safer option).The Second: Is a fourplex which is currently 100% rented.

I have personally been investing in real estate sporadically over the last 5 years with a small amount of success (about 10 doors consisting of some SFR and a 4-unit).
