Hi Everyone, I'm very new to all of this and need a little bit of advice.I am currently working with a real estate agent that I know personally, I will be her first multi family purchase shes new to real estate but has a mentor at her company that has been doing it for decades and provides a lot of assistance though she isn't available very often so we are sometimes on our own and learning as we go.I have been renting the same place for the past 10 years and the owner is selling so now I have to find another place to live, instead of renting for over 1k/month I decided to purchase a multi family, at first I was looking for duplexes but then came across a 3 unit the asking price is 180k, it is two 3 bedrooms and one 2 bedroom, it has a 2 car attached garage, washer & dryer hookups in each unit, newer heating systems tenants pay all their own utilities except sewer and water which is roughly 2k per year the house also has 3 seperate large storage areas above the garage, and it also has a decent sized back yard. 2 tenants have been there for over a decade in the 3 bedroom units and 1 tenant has been in the 2 bedroom for about 6 months.

The maps and things are possibly not as critical at first, but they will tell you if there are things like utility easements or (maybe) flood zones that you need to think about.

If you've already signed a  contract, it's too late to bring in an agent, but you can still have an attorney watch out for your interests.The seller choosing the title company is common in my area,  although I'd make sure it's a large company, rather than some mom and pop shop.

If you want to factor in utilities and furniture for the house, it's about 9-15 months before everything is paid for with the profits generated by each individual STR.

@Abad MarroquinYes, 79k out of 80k used on a HELOC would hurt your score as your utilization would be 99% and basically once you get to 90% utilization, you're considered maxed out.

@Taylor CochranOkay.So, you have to treat this like a buy and hold rental with you also living in one unit.So, you need to calculate the cash flow and the ROI.On the surface, if you're renting part of it for $1,750+ and mortgage would run around $2,500 at 4.5% interest rate.That leaves you with a negative cash flow for the investment before you consider property tax, home insurance, and reserves for maintenance, capital expenditures, vacancies, utilities, and property management.You should check out the Bigger Pockets video on rental property analysis.
