Safe areas with decent c-o-c are mostly newer suburban and include East Arlington, Southside, Fleming Island, Far Northside (near the airport) where they likely won't lose value anytime soon, but considerable appreciation is very unlikely too.

The issue is living where we do in southwest Colorado, not much is out there for under $150k.

My credit score is fairly good (in the 700s) however I have a huge debt/income ratio in part because of the Guru Lessons but also because I co-signed my son's student loan to get him through college (about 56K).

To reduce a little bit of my risk of getting bad tenants in the form of non payment, I would require two options:  A.) two month's rent ($700) up front or  B.) one month's rent ($350) with parent co-sign the Renting agreementThis particular apartment complex is highly sort after and the $350 per month rate is the lowest rate over the past 3 years.
