I'm finding SFHs much cheaper about 25 miles away, and the rental rates seem similar. 

Just want to be sure there's not some cheaper way to do this considering other states charge like $50 / month for statewide access.

Long story long, if this is your only project you may be better off buying the cheaper X5 or even just renting a sprayer from your local paint store or rental equipment yard. 

There are 2 different Appraisals one is called a drive-by and is the cheaper appraisal and the second one is where the appraiser actually goes into the property.

And living in the property may be significantly cheaper then you living on your own in a SFH or even renting an apartment. 

Is it better to use the funds as a down payment on a conventional mortgage (potentially on a larger home that may be more expensive) or should I try to find a cheaper home that I can pay cash for (likely on a smaller home that is in not as nice an area)???
