You must be a marketing ninja to get and negotiate your own leads, you must know enough about rehabbing to be able to accurately estimate both the items that require fixing and renovating along with the cost of doing that, and you must be a marketplace king to know what it will sell for in all of the areas where you are looking for deals. 

Create an ad on the market place in BP (requires pro membership) and/or create flyers and come to the NWA REIA and CARREIA meetings and post your property for exchange.

One of the documents was an engineering report referencing the existing two units and how they had been restored to certified occupancy.
