@Eric James You Can get a conventional loan for an investment house (not with an llc though) it just carries a 25% down payment....even though now it’s a little tougher now as Freddie wants a higher percentage of owner occupied loans. 

Make your offer contingent upon inspection so no major hidden items pop up that throw your rehab estimate off.

As you're probably aware, the English language can be very difficult to understand with the same word meaning multiple things.If the items pointed out are safety issues, you need to get them fixed regardless of whether you rent the place or live there.
