If I find things on there that they didn't tell about ahead of time then I won't rent to them.I do not care about credit rating or even bankruptcy provided they have a history of paying rent (always check landlord references by looking u contact information independent of what they provide).

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

I know this is an old thread that got revived, but I want to make sure that anyone reading this gets a view point from a local investor.Out of state investors must be very, very careful no matter where they are investing, but they also have to be very careful not to get ahead of themselves, especially as it relates to knowledge of an out of state market.
