My first rental home & my first out of state rental purchase.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $145,000
Cash invested: $25,000

My first rental home i purchased in Hammond, Indiana while living in NY .

What made you interested in investing in this type of deal?

Other people I know invested in this area.

How did you find this deal and how did you negotiate it?

I found this deal on redfin. I negotiated through my agent .

How did you finance this deal?

I financed it though an online broker .

How did you add value to the deal?

I redid the bathrooms, put new flooring,  replaces doors & windows n fix the gutters garage & plumbing.  I worked on the house myself & hired contractors for the complicated stuff .

What was the outcome?

I'm in the process of renting it .

Lessons learned? Challenges?

It's all about the team .

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with a local agent ( Felice Barrett) n I used Better.com as my broker.
