Submitting all your reo offers with proof of funds and earnest money will save you some of the hassles.What if I have found a REO and have a buyer in mind that is intending to use a hard money lender.

Basically, the title company, title attorney, or escrow agent (depending on the state) will end up either writing or proofing the actual terms of the land contract.

Take that proof to a sheriff with you and they will assist you in showing this gentleman that you mean business and he has to deal with you on your terms, not his.This may need to go through a court first so that the courts orders are binding and the sherriff will immediately take him to jail if he refuses to comply with said court order!

A good friend had a hardship situation (wife pregnant while husband diagnosed with a brain tumor), and was able to modify their loan for 5 years with a simple phone call (that took about 30 minutes).Their rate was cut in half for those 5 years, and they didn't need to provide any proof of financial hardship, though they did need to provide evidence of their ability to pay the modified loan amount.Don't know if this is typical, but it's the only example I know of.

Some of the windows are cracked and need replacement glass($30), interior doors to bedrooms all need to be replaced 3 of them($150).
