Heating and plumbing are not the same trade and you need someone that eats and breathes heating.Ask other landlords around town to see who they use for hot water heating.

A good Realtor wil be able to give you a read of the neighborhoods in the area, which allows you to filter out the noise so you can build a good research model.

Since I'm relatively new to landlording (< 2 years), this gives me some breathing room when they ask questions.

However, I only spray once a year or at tenants request..An investor friend changes  filters monthly to inspect property..My tenants responsible for changing filters...

Still filtering a lot of resources to pick out what's best for me and define my niche.Information and guidance from BP community is by far the best!

Hate breathing in that stuff.Spent $700 replacing broken windows only to replace all of them.Trying to salvage trim then buying all new after spending lots of time cleaning and painting it with worker cutting and fitting it.Personally need lots of margin to cushion my screw ups.

Take some deep breaths and keep on trucking. 

So a few of them have had the same tenant since I bought them in 06 07.. other than filters and misc these are no issues.

Just don't hold your breath waiting on payment as it's more of an exercise in futility.
