Hi all,My name is Ray Southern and I'm looking to break into the world of REI.I've been a web engineer in Chicago for going on 15 years now, almost completely self-taught.It's been a great career, but I need to start looking ahead to retirement.I have no experience in real estate, except a condo I bought in 2008 as my primary residence, right before the market tanked.I'm still in the condo, did some refinancing, and plan on keeping it for good (great neighborhood), maybe renting it out if I start a family and need to move.My overall plan?

Virginia;MilitaryBackground StoryI bought a duplex in November 2016 in Virginia but after I bought the property I hired a PM because I had to move to Mississippi for 9months and I had nobody in VA to overlook the property and collect rentI inherited 1 tenant and my PM acquired the other side.Predicament (because I'm nervous) & QuestionsPredicament I want to get rid of my PM because I want to have the stress of being a Landlord with small quantity of Units so when I acquire more units in future and hire a PM I will know everything there is to know or at least enough to not get toyed around and taken advantage of.Ive read Brandon Turners Book, For dummies book, Virginia Landlord and Tenant Act which were beneficial.

Agree with @Joe Splitrock, find out what the leases say, if a security deposit was given, if it does not say anything and the seller is saying there is no security deposit collected, get it in writing from each tenant ( make sure that all tenants that signed the lease, sign the agreement that there was no deposit given) you will then be off the hook for the security deposit when they leave. i had this with two houses i bought with inherited tenants and did just that with them.

I am sure you can research online the pros and cons of putting a commercial property under an LLC but the benefits are primarily both accounting and legal.
