Most of this was possible because I made a career change that was bonus oriented and really focused on how to master sales.1) We balance transferred 80% of it to interest free cards for the next 12 months with a very low fee2) We created a budget that was realistic and allowed us to still have fun as we are very social people 3) I worked every hour possible without sacrificing our time together 4) No money was to go into savings until everything was paid.With our plan we were able to pay off all of our debt in about 10 months while still maintaining a life style that we enjoyed.

To fight this from a tax perspective, you want to see if bonus depreciation/immediate write off is available for the items that you furnish the house with.Also, doing a cost segregation on a future house may potentially be worth-while to guarantee no passive income for a number of years.of course, it all depends on the numbers and your tax situation.

Remember when someone has low credit they don’t have a tremendous amount to lose if you evict them.Whereas I have 800+ credit and banks send me $200+ cash bonus and 0% for 18 months offers to sign up with them all the time.
