If the I am not satisfied with what I see or if the provider's walkthrough/pictures looks deceptively better than the contractor/assessor, then those are some pretty big red flags.

Say everything goes right for 3 years ,  ( 150 rent x 12 months = 1800 x 3 years = 5400 )5400 won't even cover your agent fees when you go to sell this, no to mention closing costs, repairs, tax increases  ... you'll be in the red!!!!!

You'll be better prepared for the coming correction and better served long term.Or you can take the fast and broke approach (aka, the guru's path, "no money needed, get rich overnight, just hand me your money to teach you") that will force you to be bold and creative, with the associated risks.
