The CLT area does not have the population density to make the building of smaller multifamily worth it for builders or investors.

Despite a global pandemic, labor shortages, social distancing regulations, and a myriad of other obstacles, builders apparently didn’t get the message and started construction at the fastest pace since 2006 (up 7.9% versus 2019).

I think the househack is really underestimated as a powerful wealth builder. 

Best bet is to get that directly from the builders. 

Does anyone have any recommendations for reputable builders/contractors for new construction in Northern Virginia.

I’m sure there are builders on this site who can explain it, but around that time it seems foundations started being built deeper using either poured or block concrete instead of stone/mortar.

There was no right of way, the trespass is uncontested by both the city and the builder.

The agent who has sold half of the lake and can put a call into any builder in the area and has a phenomenal reputation for dealing fairly and honestly (watch out for the “good ole boy” types who will try to dump it to a builder for cheap and then you find out later that they were part “investor” in the home that was built on that lot and sold for massive profit).  2. 

This community is just started to build so the builders will tend to increase the price in every phase.

This is important later.Based on these, I'd guess Aater has more of an "erosional feature" than a water body or wetland on his hands.
