I'll say, one of them was a big pain because the management wasn't very good and I had to travel there twice and should have been 4 or 5 times but I held off because of the cost and inconvenience.

In this case, because of the contrast between this house and the neighborhood, I feel like making the private spaces is necessary to keep the high rent, which is competing with luxury apartments 2 blocks away.

Just make sure you're not blocking your view and your not violating any local laws.Put flyers around town on annoucement boards at supermarkets, laundrymats ecs.

The lender will only count the guaranteed income stream in the primary term for loan purposes and risk.If this is a national chain and rent goes up 2% a year but goes up in 3 year blocks at 6% a time then it's not that big of a deal.

Hi,I think all of the major online RE sales sites have local market data/stats.I particularly like Trulia's maps:http://www.trulia.com/real_estate/Oakland-Californ...http://www.trulia.com/real_estate/Oakland-Californ...Recently sold listings are helpful too and I think available from all the major sites: Zillow, Redfin, Trulia etcI found ZipRealty polygon map search very good for current "for sale" notifications in a small area e.g 5 blocks wide and a mile or so long, but Redfin and many other sites are probably just as good for an entire neighborhood.

The city reminds me of a local city here in CT (New Haven) where you can transition from a great neighborhood with multi-million dollar properties to a war zone within just a few blocks and back again.
