As the bills add up I can't help but to get the feeling that now would be a good time to being an LLC or similar entity to start managing the repair cost under a business, which would favor me in the long run as we accumulate more properties and grow staff to manage them. 

In the end small business owners like myself will surely get a surprise bill next year from the Unemployment Insurance Fund.

I found most renters will change the filters if you tell them a dirty air filter means they get the ac man bill.

The house will be one of the nicer houses in the sub-market but I am concerned that the very expensive electric heating bills will be a deterrent to potential renters despite the upgrades.

So if it's a gray area, I want to go with the caution side - not the side that could give me a whopping tax bill if I'm audited.Does anyone know how this should be treated?
