It would be best to get it from friends and familyThose with little experience are struggling to raise money (I am in a group with 20+ syndicators and everyone is raising less and those who are first timers are basically drying up after first $500k-$1M)As mentioned syndication route would be your best bet but make sure to have a great plan in place on what you are going to do and how you will exit

So, I went to a Lifestyles Unlimited 2 hour intro this morning in Dallas, and I want to know of any experiences anyone in the BPverse has had with this organization.

Would love some advice if anyone has any experience in this.

You don't want a QI that has a pooled trust account where they have the opportunity to invest that money and use it for good or nefarious purposes.All the insurance and bonding in the world (which are important) are only beneficial after a bad event has happened. 

Thus moving there and selling that year or the next is not very beneficial overall.my 0.02

Not too sure about your market, but if you are willing to do the work on the place, it could also be beneficial to do a MTR.
