I attempted to get a LOC on my apartment building but so far lenders I've met only offer a cash out refinance at 65% LTV with 3.8% interest for 5 years.

I was curious if getting a cert would beneficial if I am looking to move into a larger role or attempt to work for an outside company.

State laws will govern, and most have a provision for a note becoming unenforceable if no collection attempts were made and documented for a certain number of years.  8 years is a long time.

So basically my options are 1) fire PM, lose tenant, 2) fire PM, keep tenant for a fee of $7303) attempt to sue
