All good things for me to consider.I don't have $250K "lying around" but the intent would be to find a private investor or hard money lender for a short term loan while I secure long term financing.I'm not tied to this specific neighborhood but I am looking for something with easy access to the US95. 

Also, there are a few very dishonest agents in my area who will lie, I do everything I can to communicate via text/email with these agents.

Why muddy the water if the trust is for the child, the mortgage is being paid by the trust, and the property is being rented with the Trust/Child receiving the profits, Am I missing where the problem lies in this scenario?

Therein lies my interest in getting some automated help do my own analysis before calling an agent in those areas.

It may end up being more than the monthly rent and there in lies an unreasonable financial hardship to the landlord.Read everything you can from HUD and your state/local laws.   

If they are going to lie to you about the dog in the first place... what do you think they will do when you either try to charge them for the dog they already lied about...

It was a good deal but the sellers contractor lied and intervened in the deal so she wanted to keep it and sell to him instead.

Telling the truth is more than just not lying.

The numbers don’t ysually lie.

Example: Assessor says property is worth $100k with $70k to building and $30k to land.
