These are one bedroom one bath condo's in a resort at the beach.  

Upper floor has 3 bedrooms and a bath and lower has a separate entrance with suitable space to make into a 1 bed apartment.

I haven't toured the house yet, but I think it also could easily be adapted to a multifamily with an exterior stair access or perhaps an interior one, but have to look at it  However, it is also in a real nice neighborhood of old SFR just like it, so I'm hard pressed to want to ruin the outside appearance with a stair case.Sooo...First question - is a three story, 4 bedroom, 3500 sgft house too big to successfully rent in the SFR market?

The absolute best thing you can do is buy a place with an FHA loan with the most total bedrooms you can, live in it and house hack.

Found a duplex that seems to make sense.Here are the numbers:legal duplex/converted home.one 3 bedroom 1 bath side and one 1 bedroom 1 bath side.3 bd rents currently for $500, 1 bd rents for $300.Inspector said rents should be $700 and $550.

Our planMy fiancee and I are looking to buy a small( under 1000sf) 2 bed room home for 50,000. 

The unit is working very well except for two bedrooms on the top floor, which don't get much air flow.

I have buyers looking at a home with a basement bedroom with a non-egress window. 

Fix it up quickly, start living there paying below avg rent for Fells Point, rent out the other bedroom for that ~$1400-$1500 number that you suggested and then live there for 2 years to avoid capital gains tax as a owner-occupant, selling the home for $350K or more capturing ~$35K in profit from appreciation.Our company, Four Twelve Development, works as a contractor in Baltimore City.
