The old LLCs were very cumbersome and had to have special features to keep their special tax status, like not having a duration of more than 30 years and other items to make them bullet proof as we said it back then.

For my units, I do all the repairs/issues myself (except for yardwork).I would say my older duplex I spend about 75-50hrs a year, but that is all maintance (everything from minor fixed to large items like roofing).

I tell my new tenants that nothing is to be flushed down the toilet that hasn't been eaten first - except toilet paper :)The lease is actually worded somewhat differently, but I do put a list of items that other tenants have flushed.

If, however, the Purchase and Sale Agreement for the replacement property was specifically made contingent upon the satisfactory completion of these items, the Exchanger could argue that these expenditures were really for the purchase of the property and not to obtain a new loan.My sale contract states: "This sale IS conditioned on the appraisal of the Property being not less than the Sale Price..."
