That was the plan, so with expected rent increases and a possible increase in expenses that I don't know about yet, an offer price above asking at maybe around 100k, I shouldn't have a problem achieving my desired 10-11 cap rate.

We felt like having a free market system of coaching would provide a competitive atmosphere that encourages the coaches and the programs offered to be optimal..... but no, you probably won't walk out with fancy brochures and catalogs of forms or programs to consider buying.....we aren't the people who see someone post on internet that they are a newbie and PM you to take you out to lunch to sell you education.

The best way to find them is to send out mailers.Some good lists to target are Absentee Owners with Equity, Seniors with Long-time Ownership and Homeowners with Low Financial Stability Scores.You can work with a list broker to optimize your list for your area.

It takes the same amount of time to source and manage a 25% down payment rental as a 30% one...there is no difference between the two.Maybe you are asking if it's okay to put more money down to achieve your target cash flow.
