@Chris Witt this is why most sellers are forced to cover the cost of major defects when found in an inspection.

The seller is open to owner financing due to not having to pay all of the capital gains tax at once, but rather pay it over the life of the loan to me.I would essentially be leading him to believe that he would be able to pay the taxes over a period of 10 years, and then turn around and force him to pay the taxes in full 6-12 months later when I refinance.

If you wanted to forcefully remove them / their belongings you'd need to file an eviction like with any other tenant.

I am an Air Force vet, so a VA loan on one would be a nice way to start.

Now I get better rates on the shorter teemed loans and forces me to pay them off early.
