If the tenant is super strong and really wants a frig maybe you drop a $1000 and put a decent one in for them.Good clean, sharp properties are in demand.

He seems to be very active here on Bigger Pockets and super responsive.

For that he gave me a super rate and I avoided all the cost associated with a regular loan.

Butcher block from Ikea is a super cheap counter top that looks high end and costs ~$140-200 for an 8ft counter.  

Because i plan on being in business and living in my community for several years I always err on the side of super safe homes.

Expensive ones such as subzero frige have been kept in super condition probably because the guests have been more careful as they don't want to be charged for damages on their credit cards.
