One of the strategies that my property management team currently does to try to generate more PM leads is that we send out mailers to any expired and sold multi-units on the MLS.

Perhaps a large 3 bedroom that has an office or storage space that could be used as a 4th bedroom.

Ian,If you can buy a 3 unit that is at fair market value I would for sure consider offering the ask price.
