Fortunately we got it sorted out and it didn't cost me the deal, but from now on I have my title company handle the original title search.

@Tevin Swain I would honestly check out the podcasts on here and use the search function on the top right.

I would highly suggest you search for a property that is for sale 25-30K below neighborhood market value and buy with as much down payment as possible.

Obviously you can not legally put them on the curb unfortunately but in most cases the threat should be enough to motivate them to find assistance to move.Begin immediately searching for a new tennat for the first of May.
