In fact, I'm reaching the point where I need to retire due to my mother's declining health. 

Hello BP,So the discussion came up yesterday with my mother about her current reno.

I was still a little tight with the down payment (I used to put way too much in my 401k) and so my wonderful Mother gifted me a couple thousand dollars to help with the down payment so I'd meet the necessary "reserves" the bank wantedI closed for $344k with 10% down ($34,400).

His mother also had an interest in the house and was refusing to sell or to sign a quit claim deed. 

Im sure it'll blow up in my face a few times, but as someone raised by a very young single mother I'm willing to take that chance...

The family already wants nothing to do with the property as they moved the mother out of the house almost 2 years ago so getting them to do anything where they likely won't get much if anything out of it doesn't seem likely but I will look into that route.

My mother advised me to buy the house directly across the street from her.
