Would I need to have a Certificate of Occupancy on a lease option?

He has 5+ years of property management, real estate experience, he has his FL real estate license and has his Project Management Professional Certification. 

Property managers should hold a real estate license as they are collecting fees relating to the leasing of real estate.As a rental property owner you should be more concerned with your property's certificate of occupancy and making sure the building is safe and sanitary.

The way to deal with this issue is either: (1) have the tenant sign a new lease before you purchase the property; or (2) get a very detailed tenant-estoppel certificate.  

The city has shown a certificate as an allowable non-conforming 4 plex.4plex, 2 duplexes side by side all 1 bed 1 bath.

Also, somewhere along the line "the bank of NY Mellon F/K/A THE BANK OF NEW YORK as successor trustee for JPMORGAN Chase bank, NA, as trustee for the benefit of the certificateholders of popular abs inc mortgage pass-through certificates series 2006-c C/O ocwenn, ......address in FL" Now NY Mellon is who foreclosed and sold it to econohomes who we actually bought it from. 

Developing a nice usp will certainly help this, you can even have certificates printed out.  

I am trying to make an LLC in Tennessee right now and it is asking me for my Certificate of Existence.

I recently wanted to obtain my Real estate licence and started the process ( I have my certifications) but after some more research I decided it was not in my best interest.
