Also I am looking to invest in the Houston and/or College Station area so if anyone has any specific advice regarding the local market I would appreciate it if you can help me out.

I started looking for properties in my backyard in Houston, TX and even though this helped me get more familiar with my neighborhood it really limited my potential, which took me a while to figure out.

In Houston, a 100-150k house in the suburbs with 20k in equity that nets $200-300/mo would be a solid deal. 

I went to the property on the begging of this month but he was out on as family vacation and my time was limited because I have to flight back to Houston ether way I found this lead because the neighborh of the seller is my uncle and he knows I'm looking to invest in the island.

(think galleria area in Houston, Or artsy South Austin Neighborhoods) Can your personal finances or other passive income sources take care of the difference?

I am 30 yrs old; have no debt; and have been saving to purchase a turnkey four-plex in Houston.

Just to add ....its in Houston and that company works lot of  Houston projects.

Closed my first deal a few months now in Houston but I am stuck.
