If you want to invest local but are willing to do out-of-state, you're better off taking your money to WA.

Like you said, it would be better to spend that money on your next acquisition.

I guess a good location could help and it's likely that some buildings in downtown Tokyo maintain their value better.

The CoCR math shows that getting a mortgage is about .5% BETTER CoCR. 

This is the most basic level of protection and it is not very effective, but it is still better than nothing.

I have about 5 more years before building is completely paid off.In these situations I wonder if its better to just sell the building soon or repair.
