If the seller died intestate (which seems likely given the timeframe, the property will have to work its way through the probate process, then possibly the foreclosure process (once there is an heir/new owner to foreclose upon) - both of which can take months/years.If you do some digging in the county's public records (google "your county + public records" and then find the probate filings), you should be able to find the attorney who's handling the probate and/or the likely heirs.

This caught me off guard since I was expecting to only need 25% down.I have never applied for a loan that high before, but doing some Google searching it seems this is in fact the limit, unless you are in a higher value area.https://www.fhfa.gov/Media/PublicAffairs/Pages/FHF...The other option I have is a commercial loan but that is only giving me a fixed rate for 5 years and I want to hold the place long term.
