"Wholesaling" as you probably know it, is a product of gurus, it's a product they sell with sizzle, fluff, puffing and deception, it's a method but to be good at it, ethical and lawful, you need to understand real estate first.  

I've looked into online payment methods but for one rental it didn't make sense with all the fees.

And instead of receiving actionable info on what other niche one can do - all the wholesalers come out and justify and argue for their method and they're not even nice about it.  

In my newness to house flipping, I find this method to be more reliable than finding a GC on Craigslist.

They've made many mistakes, but kept working at it, found solutions, developed better processes and over-time, through experience gain understanding of all the risks involved and develop methods to minimize them.  

If I rent that property out I am basically switching to a different method of calculating value.
