Cash offer alternative was shorter then yours (as written) AND likely could also close sooner then advetised as well. 2) The commitment on the line: earnest was likely different (cash generally more). 3) Inspection contigency... enough said 4) Last but not least, cash is an independent decision, it's verifiable and available.

You are encouraged to seek the advice of an independent attorney before making any improvements to the property and before filing any petition requesting reimbursement for incurred costs.If you are beyond redemption on it then the sky is the limit man, if we had details on the property we could probably give you a better idea of what to do with it but usually they are prime wholesale deals because they have probably not been lived in/taken care of.

Greetings fellas,I just got off the phone with GeoStellar, and it appears that owner occupiers of small residential multi-family investment properties cannot easily get an in-house financing (as opposed to traditional single family homes).If you have recommendations for local/large banks or independent lenders that can assist in providing financing for properties which electric utilities are solar powered, I'm all ears.Thanks in advance

@Stephen SlawinskiIn general, no.However, if you can hire an independent appraiser and show that the taxes were incorrect, you might be able to negotiate it down to the correct amount. but, if the amount is correct and just delinquent, they'll have to be paid plus the interests on the past due taxes.
