Steps Needed To Complete A Seller Financed Deal As A Wholesaler
Seller needs me to help him sell his 60yr Family business ASAP! I took a tour yesterday and seems like a restaurant, liquor store/ bar with a carry out. Then he throws in that the huge parking lot is included too. Hes motivated but wants either an all cash deal or seller financing while he works there as a manager but not as a stressed out owner anymore. I want to set this up right! A 7 day liquor licence will be included but he wants to sell it separately to the buyer. The whole place needs rehab and everything is free and clear. For the last 7yrs, Ive only Co-wholesaled homes and businesses with other wholesalers. This would be my first Independent wholesale deal on a commercial property with all that included..oh and it also has an apartment or two on Top of the business. The property is located in Maryland.
Can someone Please advise me on the steps to take to make this deal happen for them! Who should I speak with on contract usage, do I need a lawyer involved, can I put everything thats being asked for on one contract, and what websites would I use to get clear info on if anything is owed on this property??
