Here's another idea to gauge your timing on securing listings/buyers:If you attend a local REIA meeting, you could survey the crowd about how many agents attend their meetings and/or how many attendees are agents themselves.

I do recommend getting a job.If you want to become an investor apply and work for someone in the real estate industry.Getting started with no money, there isn't a lot you can do.There is wholesaling, but it's more work than some people make it out to be.Just keep going at it and build your business, and attend meetings for REI.Which would be a great place to look for a job.

The monthly speakers are typically gurus looking to pawn their materials, but the meetings are well attended and there are some serious investors in the crowd.And finally, not to sound like a downer, but the goal of wholesaling a property in the next 30 days w/o spending any money sounds a bit unrealistic.
