I reached out to get a cost seg estimate & came back with these estimates:$352k building cost ($400k minus estimated land costs)~$77k in estimated bonus depreciation= $28k in estimated tax benefits ($77k in estimated bonus deprecation * 37% tax rate)Note - the above is my main point of contention with these cost seg estimates. 

The tax deal would return to R&D expensing for R&D occurring within the United States, applying retroactively for the 2022 and 2023 tax years and continuing until the end of 2025.Temporary Full Expensing for Short-Lived Assets (100 Percent Bonus Depreciation).The bill would temporarily restore 100 percent bonus depreciation for equipment and other short-lived capital assets.

It was an amazing rehab education project with the added bonus of adding a ton of value into the building along with the rent.

Bonus: Although I won't be able to afford this deal even with 3.5% down could this be an opportunity to sell the buying rights in a wholesale deal?
